Eddie Jones Warehouse Manufacturing and Distribution Facility Project
Description
The proposed project involves redeveloping the project site to create a new 566,905-square-foot facility designed for warehouse and distribution purposes. This facility would comprise 369,415 square feet of warehouse space, 158,320 square feet for manufacturing, and 39,170 square feet for office use. The single building is adaptable for multiple tenants. The site development includes features such as landscaping, stormwater facilities, 590 parking spaces for employees and visitors, 60 truck trailer parking spaces, and a vehicle circulation area. Loading bays, totaling 114 truck terminals, are located on the north and south sides of the building. Access to the site is through existing access points on Alex Road (limited to passenger vehicles) and Benet Road (for heavy truck traffic). The project respects a 100-foot-wide buffer from the San Luis Rey River riparian habitat, as outlined in the City of Oceanside Draft Subarea Plan. The development avoids encroachment into this buffer, which is demarcated by the San Luis Rey River Trail and embankment. The project would replant the portion of the buffer within the project site with native coastal species. The proposed facility aligns with the zoning regulations of the Oceanside Zoning Ordinance (OZO), categorized as a Wholesaling, Distribution, and Storage Facility use. Given its size and the presence of over six heavy trucks simultaneously, it necessitates a Conditional Use Permit in the IL zoning district, as defined by the OZO. In summary, the project involves the demolition of existing structures and site improvements to establish a new warehouse and distribution facility, complying with local zoning regulations and environmental considerations.
