- 300 Cannery Row and 258/270 Foam Street, Monterey, CA 93940
- The project encompasses two separate parcels located at 300 Cannery Row and 258/270 Foam Street. Project proposes to rehabilitate and subdivide 300 Cannery Row into 11 residential units and one 1404 sq. ft. retail space within the existing footprint of the structure and add a new 2,890 sq. ft. fourth story located at the north (bay) side of the existing structure. Common space would be a separate common ownership parcel. Twenty-two residential parking spaces (two spaces per residential unit) would be located off-site at 258/270 Foam Street. Some modifications are proposed to 300 Cannery Row including: alteration to the existing openings on the lower portion of the street-level facade; introduction of new openings on the northern board-formed concrete wall; removal of four of seven bow trusses; the addition of a fourth story at the rear of the building; removal of horizontal wood siding on the rear elevation and horizontal metal siding installed; new openings on the rear facade; and the construction of a new public access way along the north and east elevations. 258/270 Foam Street Phase I would include the construction of a two story parking structure with elevator and stair access from Foam Street lower level. Twenty-two parking spaces for the project at 300 Cannery Row would be provided at the lower level and 14 parking spaces would be provided at the main level. One ADA van accessible space would be dedicated to the 300 Cannery Row project to satisfy ADA requirements. Phase II of the project consists of the construction of a new 7,812 sq. ft., 3-story mixed-use building on top of the parking structure from Phase I. The project proposes five residential condominiums and one 1,020 sq. ft. retail space adjacent to Foam Street. Parking for the residential units and the retail space will be located on the main level of the parking structure. The construction of Phase II is contingent upon the acquisition of a water allocation from the City of Monterey water allocation program.
