Gavilan San Benito Campus - Fairview Corners Master Plan

Description

This proposed project involves the development of 137 acres, of which approx. 7.5 acres is unimproved rangeland and the remainder is cultivated hayfields and agricultural fields, into a college campus and residential subdivision project. The Gavilan College San Benito Campus is proposed on the southern portion of the permit area on an approx. 77-acre site located adjacent to the northeast corner of Fairview Road and Airline Hwy. This portion of the project includes the development of classrooms, laboratories, offices, student union, administration building, theatre, library, gymnasium, on-campus housing, athletic fields, a swimming pool and open space areas. The Fairview Corners Residential Project is proposed on the northern portion of the permit area on an approx. 60 acre site located directly east of Fairview Road. This portion of the Project includes the development of multi-density residential units from single-family ranchettes and small lot cluster homes to duplexes and apartments. The project will permanently remove 137 acres of CA tiger salamander (Ambystoma californiense) habitat. The Project is expected to result in incidental take of CA tiger salamander, which is designated as a threatened species under CESA. The ITP referenced above as issued by CDFW authorizes incidental take of species listed under CESA that may occur as a result of Project implementation.
