The proposed project is a subdivision of a 21.9-acre lot into one 16.6 acre open space lot and the remaining 5.4 acres into 13 residential lots, one private street lot ("Lot C"), and one open space/water quality basin lot (lot B). The proposed residential lots vary in size from 9,698 sf to 20,720 with an average lot size of 14,234 sf. The proposed subdivision will require a general plan amendment and local coast program amendment to change the property's designation from R 1.5 to R 4, and a zone change from R-1-30,000 to R-1.
