- The proposed project would involve the development of nine separate two-, three-, and four-story residential structures consisting of a total of 335 apartment units on the 10.48 acre project site. The unit mix consists of 184 one-bedroom units, 136 two-bedroom units, and 15 three-bedroom units with an approximate density of 32 dwelling units per acre (du/ao). In addition to the residential structures, the proposed project includes the construction of a one-story pool equipment and restroom building, a two-story clubhouse (i.e., leasing office, community space, and fitness center), and six single-story detached garage structures. The project would include 580 regular and 10 handicap parking spaces on site. The proposed project includes multiple landscape zones including an enhanced main entry, public realm plaza, pool recreation area, multiple enhanced courtyards, and planter pockets next to garage doors. In total, 1.05 acres of landscaping would be removed, and 1.6 acres of new landscaping would be installed for a net gain of 0.55 acre of vegetate area. To accommodate the proposed development, an abandoned hotel, existing concrete building foundations, parking lot lights, and landscaping would require removal. Required discretionary approvals from the City of La Habra, as the Lead Agency, include: Zone Change 14-01 from General Commercial (C-3) to "Fairfield Specific Plan (SP-7); Specific Plan 14-01 "Fairfield Specific Plan"; Design Review 14-02; Tentative Parcel Map 2014-102; Development Agreement 14-01; and Mitigated Negative Declaration (MND) 14-01.
