Description
The property is currently developed with a one-story 10,016 sq. ft. commercial building; the Project Site occupies a 5,008 sq. ft. tenant space within the building. The Project Site is currently occupied by a bakery with retail operations associated with the sale of baked and pre-packaged goods for off-site consumption. The Proposed Project includes the rehabilitation of the existing 5,008 sq. ft. bakery/retail facility and the construction of a 723 sq. ft. enclosed dining/seating area to develop and operate a 5,744 sq. ft. "high turnover" restaurant. The enclosed dining area would serve as an amenity for existing patrons to dine on-site. Parking would be provided in accordance with the Venice Coastal Zone Specific Plan requirements. A total of 17 parking spaces would be provided on-site in an adjacent surface parking lot. Vehicular access to the parking lot would be provided via a driveway located along Sunset Avenue. Pursuant to the Bicycle Ordinance, the Proposed Project would provide a total of 12 bicycle parking spaces on-site. The proposed project would include 5,744 sq. ft. of floor area with a total building floor area of 10,752 sq. ft., which results in a floor area ratio (FAR) of 0.5:1. Pursuant to the Venice Coastal Zone Specific Plan, the allowable FAR for the Project Site is 1:1.
