T-Vine Cellars - Winery and Wine Tasting/Administrative Office Buildings
Description
The subject site is located at 810 Foothill Boulevard (SR 128/29) roughly 0.2 miles south-east of Lincoln Avenue (SR 29). Adjacent properties include a +16 acre vineyard to the east (zoned RR), a +/-0.62 acre parcel with an older farmhouse to the northwest (zoned CC) and Foothill Boulevard would along the parcel's frontage. Formerly the Rainbow Tractor dealership, the +/-0.42 acre subject parcel is currently developed with a small asphalt parking lot and a +/-3600 square foot wood framed metal clad building. The property is very flat accesses via an existing driveway shared by this site and the parcel to the northwest. The site acts as a transitional parcel between the more developed downtown and the surrounding rural/agricultural land-uses, accordingly it has an "entry corridor" overlay land use designation. Although it is well within the City's boundary and fairly close to the historic street grid the site and surrounds have more of a rural character as compared to the historic downtown. T-Vine Cellars has been producing wine within the Calistoga AVA (outside of the City) since the early 1990's. With this proposal, winery administration, hospitality and ~2500 cases (6000 gallons) of production would occur at this site. In general terms the proposed project consists of two small structures; a ~1300 s.f. winery and ~2000 s.f. administration and tasting room building, separated by a small parking lot and associated landscape/pedestrian spaces.
