Johnston Major Subdivision
Description
A Final Map Subdivision of a +/- 3.3 acre parcel into 6 lots ranging in size from +/- 9,000 sf (net) to +/- 1.10 acre. A portion of the parcel is located within the State Responsibility Area (SRA) for fire protection; all future development (other than the residence currently under construction) will be located outside the SRA. The parcels will be accessed via a private paved road extension of Leeann Drive within a 40' wide r/w. No road exceptions are proposed. A Special Permit is required for tree removal in a residential zone. The future parcels will be served by community water and sewer. The mid-point density for this 3.3 acre site is +/- 11 units. This project proposed fewer units due to topographic and slope constraints. A strict adherence to the County's Greenway/Open Space (GO) combining zone has been included in the design of the subdivision in order to best protect the natural resources of the gulch areas. A residence is currently under construction on proposed Lot 6 using the Greenway and Open Space existing parcel development exception found in §3134-22.2.2.1 of the Humboldt County Code.
