Title: Bolton Minor Subdivision and Non-Commercial Tree Removal in the Coastal Zone
Description: The minor subdivision of a 22-acre parcel into two parcels of 5 and 17 acres each. The project involves acquiring access through a neighboring property, which was recently subdivided. This requires a modification of that subdivision, Case # FMS-02-01 (Furtado) and a CUP for crossing prime ag soils. The project also will include non-commercial tree removal to create a buildable area on the proposed parcel. The property is currently developed with the owner's residence and a small cabin. The existing residence is, and the proposed residence will be, served by community water and sewer provided by MCSD. The applicant has obtained a qualified geologist to prepare a Fault Evaluation Report (FER) per the requirements of the Alquist-Priolo Fault Hazard Special Studies Zone. The proposed parcel is located within the Coastal Zone; this project also includes a CDP for a future +/- 2,000 SF residence.
