APN 508-061-02 is currently developed with two single-family residences, a cabin built in 1941 and a main residence built in 1986. The 22-acre parcel is served by community water and sewer as will the new parcel. The neighborhood is a secluded wooded area within an urban area, but also adjacent to ag lands. There is a commercial shopping center just 400' to the north of the proposed new parcel on the other side of a wooded land trust property. There is a residential subdivision (+/- 6,000 SF parcels) that the new parcel will gain access through only to cross AE lands before entering the subject parcel. The existing parcel is heavily wooded with spruce and fir trees, < 20 of which will be removed prior to the construction of a new residence, also covered under this CDP. The Highway 101 / School Road interchange is +/- 1.5 miles to the NE. GP: Rural Residential (RR) McKinleyville Area Plan (MCAP). Density: 1 dwelling unit per 5 acres. Z: Rural Residential Agriculture specifying a minimum lot size of 5 acres with combining zones for Manufactured Homes, Alquist-Priolo Fault Hazard, Archaeological Resource area, Floor Hazard Areas, Streams and Riparian Corridor Protection; Residential One-Family with Special Building site combining zone specifying a minimum lot size of 20,000 SF; Agriculture General (RA-5-M/G, A, F, R; R-1-B-3; AG).
Document Description
The minor subdivision of a 22-acre parcel into two parcels of 5 and 17 acres each. The project involves acquiring access through a neighboring property, which was recently subdivided. This requires a modification of that subdivision, Case # FMS-02-01 (Furtado) and a CUP for crossing prime ag soils. The project also will include non-commercial tree removal to create a buildable area on the proposed parcel. The property is currently developed with the owner's residence and a small cabin. The existing residence is, and the proposed residence will be, served by community water and sewer provided by MCSD. The applicant has obtained a qualified geologist to prepare a Fault Evaluation Report (FER) per the requirements of the Alquist-Priolo Fault Hazard Special Studies Zone. The proposed parcel is located within the Coastal Zone; this project also includes a CDP for a future +/- 2,000 SF residence.
