Description

The current General Plan and Zoning designations are Regional Commercial for the property south of Delaney Circle and Business Park for the property north of Delaney Circle. The project would retain the existing land use designations and zoning. The project sponsor, Retail Development Advisors, is seeking entitlements to develop a regional commercial center, with some neighborhood uses, encompassing up to 460,000 square feet of net rentable area. The project site consists of two areas that combined would be developed to function as a single commercial center unified by circulation, utility, drainage and design elements. The southerly section of the project (approximately 22.35 acres) would consist of up to 230,000 square feet of net rentable area of regional and neighborhood commercial uses. The available site plan identifies approximately 211,918 square feet of net rentable area currently proposed. These potential commercial uses shall be any permitted or conditional use under applicable zone. The northerly section of the project (approximately 17.38 acres) would likely consist of a Big Box user, retail fuel facility for automobiles and/or boats, and a convenience store or similar uses. The site plan shows the configuration of 225,112 square feet of net rentable area. Up to 230,000 square feet of net rentable area may occur on the northerly section of the project if approved. Grading for off-ramp improvements from I-215 to Clinton Keith Road will also include additional acreage (approximately 14 acres) on the edge of the project site and I-215. The project also includes relocation of McElwain Road and a blueline stream.
