Description
City of Emeryville Approval of Revised Preliminary Development Plan Including Rezoning and Height Map Amendment; Amended and Restated Development Agreement; Street Vacation; Vacation of Public Street and Utility Easement ; Final Development Plan and Tentative Map. Project is the modification of a Preliminary Development Plan for the Pixar Animation Studios Planned Unit Development on a site of approximately 21 acres bounded by 45th Street to the north, commercial and parking uses fronting San Pablo Avenue to the east, Park Avenue to the south, and Hollis Street to the west. The project includes the construction of three new structures totaling approximately 533,000 square feet, the construction of a six-story seven-level parking garage containing approximately 1,801 spaces; demolition of the building located at 4240 Hollis Street; development of a bike/pedestrian path and linear park in the eastern portion of the site that would be deeded to the City; and associated landscaping and circulation improvements. A Final Development Plan (FDP) for the Phase II building at the northwest corner of Park Avenue and Hollis Street is also included.
