- The existing parcel would initially be split into four parcels by means of a Tentative Parcel Map. The following project description is based on the initial four parcels. Six new commercial parcels would subsequently be created from Parcel 1 through a second Tentative Parcel Map. Parcel 1 also includes a General Plan amendment from Recreation to Commercial/Office, a Community Plan amendment from RD-5 & Public/Quasi-Public to General Commercial, and a Rezoning from Recreation & Recreation (flooding) to General Commercial. Parcel 2 would continue to be used as a Community Services District recreational trail known as Laguna Creek Parkway. Parcel 3 would remain as floodplain for Laguna Creek. Parcel 4 would be divided into 96 residential lots through a Tentative Subdivision Map. Parcel 4 also includes a Community Plan amendment from RD-5 and Public/Quasi-Public to RD-5 and a Rezoning from Recreation to RD-5.
