The project proposes a Neighborhood Development Permit (NDP) to demolish a lower deck, including support beams, columns, foundation and retaining wall, and construction of a new wood framed deck, to include support beams, columns, foundation, retaining wall and a new spa, on a 0.33-acre site. The existing single-family residence and upper deck would remain. The project site is in the OR-1-1 (Open Space Residential) and RS-1-7 (Residential-Single Unit) Zone within the Uptown Community Plan area, Residential Tandem Parking Overlay Zone, Transit Area Overlay Zone. Parking Standards Transit Priority Area, Transit Priority Area, Very High Fire Hazard Severity Zone, Airport Land Use Compatibility overlay Zone, Airport_ Influence Area ·(San Diego International Airport (SDIA), Review Area 2), and the Federal "Aviation Administration Part 77 Notification (SDIA) area. The community plan designates the site as Residential Low s-9 dwelling units per acre) and Open Space.

Reasons for Exemption
The City of San Diego conducted an environmental review that determined the project would not have the potential to cause a significant effect on the environment. The project meets the criteria set forth in CEQA Section 15303 which consists of construction and location of limited numbers of new small facilities or structures. Since CEQA Section 15303 allows for new small facilities or structures, this exemption was deemed appropriate. In addition, the exceptions listed In CEQA Section 15300.2 would not apply.
