The proposed project is the construction of a 9,100 sq. ft. Dollar General store on a 1.57-acre site. The proposed building is rectangular in shape measuring 130 feet in length by approximately 70 feet in width. The overall height of the building is approximately 18 feet.
Along with the construction of the building, paved access and a 31-space parking lot would be constructed.
Drainage from the installation of impervious services would be retained on site so that there is no net increase to drain flows.
Access would be directly on to the Maxwell Colusa Road. The commercial development was analyzed in the County's 2030 General Plan EIR which projected only 4,100 daily trips along Maxwell Road from I5 to Four-Mile Road west of the community of Maxwell operating at a LOS of "C".
The proposed project is consistent with the County's General Plan land use designation of Commercial and is a permitted use (Retail, General) in the property's Highway Service Commercial Zoning Designation.
