Reasons for Exemption
The project is located within an existing shopping center, located on a parcel less than 1 acre in size. The proposed project is consistent with the zoning and general plan designation for the previously approved Fig Tree Plaza. The Plaza and project are located within the existing City Limits on a parcel less than 5 acres and is substantially surrounded by existing commercial and residential uses. The parcel has no value as habitat for endangered, rare or threatened species as the site has been previously developed and has been graded and cleared of weeds annually for the past 15 years. The project does not plan to alter or create additional traffic, noise, air quality, or water quality that were already reviewed and considered as part of the development. Lastly, the will be project will be adequately served by all all the existing utilities and public services currently located on -site.
