Document Description
The proposed project involves the development, use, and maintenance of an approximately 98,614 square-foot light industrial complex consisting of three (3) single-story plus mezzanine buildings, each built to a maximum height of 40 feet. The proposed project would result in a floor area ratio (FAR) of approximately 0.32:1 and 28.8 percent building coverage across the site. The project would also provide 262 parking spaces on a surface parking lot surrounding the proposed buildings. Of the existing 163 non-protected landscaping trees within or adjacent to the Site, the Project would remove a total of 131 trees and retain a total of 32 trees. The preliminary landscaping plan indicates that a total of 144 trees of 24-inch box size or larger would be planted on the site for a new total of 176 trees. There is an estimated maximum of 10,500 cubic yards of soil that would be imported to develop the project
