Site Approval application to establish a construction services facility to include use of an existing 5,482-square-foot office building and the construction of an 11,700-square-foot material and equipment storage building. Water service will be provided by the San Joaquin Water Works No. 2 (VWWD2). Sewer and stormwater drainage will be provided on site. The site has direct access from State Route 12. This parcel is not under Williamson Act contract. The project site abuts existing residentially developed, designated, or zoned parcels. The applicant has submitted a modification request to utilize chain link fencing with dense landscaping as screening adjacent to the residential properties.

This project is exempt from the California Environmental Quality Act (CEQA) per CEQA Guidelines section 15061(b)(3). Section 15061(b)(3) states that “CEQA applies only to projects which have the potential for causing a significant effect on the environment. Where it can be seen with certainty that there is no possibility that the activity in question may have a significant effect on the environment, the activity is not subject to CEQA.” There is no possibility that this project may have a significant effect on the environment and, therefore, the project is not subject to CEQA.
