Document Description
The proposed project is an Administrative Design Review for renovations to an existing 1-bedroom single family residence on a 0.51± acres parcel located within a Scenic Corridor and Local Guidelines combining district Glen Ellen subarea 1. The improvements include adding a second bedroom, new 270± sq. ft. deck and stairs, new bathroom, new kitchen, modifications to existing doors and windows, adding dormers to the rear of the residence, and increasing the height by 24 inches to accommodate the addition of 723 square feet of new habitable space (total cumulative building height to be 21’-6”).

The proposed project is categorically exempt from the provisions of the CEQA Guidelines pursuant to the Provisions of Title 14 of the California Administrative Code, Section 15303 (New Construction or Conversion of Small Structures), as an existing single family residence will be remodeled and involves negligible expansion of use and only minor construction, including interior tenant improvements, adding a second bedrooms and bathroom, restroom, deck and stairs, and outdoor remodel. No exceptions listed under Section 15300.2 apply. There is no reasonable possibility that the project would have a significant effect on the environment.
