Project proposal is to construct a four-story 144-room hotel on a vacant 5.43-acre parcel located at the southwestern corner of Vaca Valley Parkway and East Monte Vista Avenue. The project includes a 83,056 sq. ft. hotel; 2,600 sq. ft. drive-through restaurant; 2,000 sq. ft. retail building; and 1,500 sq. ft. office building. The requests include proposals to subdivide the property into three parcels, change the zoning from Industrial Park to General Commercial, and amend the Vacaville-Golden Hills policy plan to allow hotels as a permitted use. The application includes requests to increase the allowable building height from 36 ft. to 61 ft. 4 in., and increase FAR from 0.30 to 0.59.
