The project consists of the subdivision of one residential zoned property into two individual parcels. The project is consistent with the General Plan and zoning designations of the site as well as urbanized land uses in the area. Each parcel has access from a dedicated right-of-way, all public and private utilities are in place (i.e.: city water, sewer) on proposed parcel 1, with parcel 2 undeveloped, and no variances or exceptions are required. The project satisfies all requirements as outlined in Section 15315 of the Guidelines.
