The project proposes a General Plan Amendment/Zone Change (GPA/ZC) on 12.97 acres located generally on the southeast corner of the Hosking Avenue and South H Street intersection. The request includes: (1) an amendment of the Land Use Element of the Metropolitan Bakersfield General Plan land use designation from LR (Low Density Residential) to GC (General Commercial), or a more restrictive designation, and (2) a change in zone classification from R-1 (One Family Dwelling) to zone C-2/PCD (Regional Commercial/Planned Commercial Development). The project proposes the development of a gas station/convenience store, fast food with drive-thru, self-storage facility, and a sump.
