The proposed project includes the development and operation of a 1, 175,720-square foot logistics facility on approximately 76 acres; the realignment of a segment of Lytle Creek Road; the annexation of 152 acres; and related entitlements. The logistics facility would feature 199 dock doors; 309 trailer stalls, and 406 automobile stalls for employee parking. Other associated improvements would include a guard booth, landscaping, security gates, lighting, perimeter fencing/walls, and drainage facilities. The proposed project also includes the up-zoning of 12.5 acres located between Ceres Avenue to the north, Citrus Avenue to the east, Merrill Avenue to the south, and Catawba Avenue to the west from Single-Family Residential (R-SF) to Medium-Density Residential (R-M) in compliance with SB 330. Entitlements approved as a part of the proposed project include: Master Case No. 15-078, Annexation No. 16-001, General Plan Amendment No. 15-005, General Plan Amendment No. 17-001, Zone Change No. 15-009, Tentative Parcel Map No. 19712, Design Review No. 16-003, Development Agreement No. 16-001, General Plan Amendment No. 20-008 (Up-zone site). and Zone Change No. 20-007 (Up-zone site).
