Document Description
The applicant is requesting approval of a coastal planned development permit to grade a 27,900 sf building pad and to construct a six foot high wall, a 725-ft long x 15-ft wide asphalt driveway, and a bio-swale infiltration area. The project is intended to accommodate the construction of a future principal single family dwelling, which will be subject to a separate coastal PD Permit modification. The building pad will be constructed at an elevation of approximately 190 feet. The proposed driveway will be an extension of the existing driveway and will traverse the southwestern portion of the lot. Proposed grading to construct the driveway and the building pad will entail an approx. 50 ft cut slope and a max 60-ft high fill slope. Estimated earthwork includes 18,000 cy of grading (9,000 cy of cut and 9,000 cy of fill). No material will be exported from the site. The project also includes the installation of underground utilities (electrical, telephone and cable) beneath the proposed driveway.
