- The project proposes two warehouse buildings totaling 1,628,936 sq. ft. Building 1 would total 560,564 sq. ft. with 20,000 sq. ft. of office space and 540,564 sq. ft. of warehouse space on a 1,111,183 sq. ft. lot (50.4 percent coverage). Building 2 would total 1,068,372 sq. ft. and contain 20,000 sq. ft. of office space with 1,048,372 sq. ft. of warehouse space on a 2,081,286 sq .ft. lot (51.3 percent coverage). Building 1 will include 312 passenger vehicle parking stalls and 133 trailer parking stalls, and Building 2 will include 420 passenger vehicle parking stalls and 298 trailer parking stalls, for a total of 732 passenger vehicle parking stalls and 431 trailer parking stalls for the proposed project. The office spaces would be located in the corners of the buildings, with warehouse uses taking up the center. it is assumed up to 50% of the warehouse space may be refrigerated. The project includes an optional site plan with 1,272,150 sq. ft. in a single warehouse building (i.e., Option A Site Plan) with a 17.35 acre City park just north of the proposed warehouse development. The operational aspects of the Option A Site Plan are similar or equivalent to those of the proposed site plan, as described above. In addition to the industrial buildings, the Project includes the dedication of approx. 17.5 acres to be set aside for the future development of a public park. The proposed park site is east of Cypress Avenue adjacent to Santa Ana Avenue. Under the proposed site plan, the approx. 17.5 acre park site is located east of the 73.3 acres proposed for warehousing (i.e., the park site is east of Cypress Ave. and south of Santa Ana Ave). Under the option A site plan, a 17.35 park site is located just south of Santa Ana Ave. between Oleander Ave. and Cypress Ave (immediately north of the warehouse development area). No specific improvements or facilities were proposed for the park as part of the project. At this time there is no set date for development of the proposed park.
