The proposed project includes the demolition of two existing 2-story duplex buildings with a total area of 4,830 sf and the construction of a new 2-unit, 3-1/2 story over basement condominium building with an attached garage in the R2-1 Dual Jurisdictional Coastal Zone. The maximum height of the building is 45-feet. The project requires less than 500 cubic yards of grading, 220 cubic yards of cut, 0 cubic yards of fill and 220 cubic yards of import/export. The project does not require the construction of retaining wall(s), and does not require the removal of protected trees.
