Subdivision of two parcels totaling 17.84 acres, located in the Northwest Triangle Specific Plan area, into 109 single family residential lots. The proposed lots will range in size from 4,500 to 12,170 sf. The overall density of the project is six dwelling units per acre. The property to the west of Countryside Drive is zoned Community Commercial and will not be part of this subdivision. A Planned Development is requested to allow for the sound wall proposed along the western portion of Countryside Drive to be setback four feet from the existing 10 foot sidewalk.
