Document Description
The project proponent requests a zoning amendment for the approval of a Planned Development overlay zone and approval of a precise development plan. The applicant proposes a subdivision to allow for the construction of 108 residential units consisting of 82 single-family detached units, 16 townhouses, and 10 single-family attached units (duets). Additionally, the project includes construction of two on-site detention basins, public open space, and internal roadways, and a open space area reserved for the future Madrone Parkway extension, if approved. Fisher Creek will be filled and relocated 30 feet to the east of Hale Avenue to allow for future improvements along Hale Avenue. Off-site roadway improvements including widening a portion of Old Monterey Road adjacent to the project site will also be completed as a condition of approval.
