Document Description
The Shawnee project is a 22.87-acre project site and is located at 6980 Mission Gorge Road within the IL-2-1(Light Industrial), AR-1-1 (Agriculture), and AR-1-2 (Agriculture) zones in the Navajo Community Plan area. The project site is located between the San Diego River and Mission Gorge Road, Council District 7. The proposed project would consist of 27 single dwelling units, 966 multiple dwelling units, and 37,500sf of ground floor commercial space. The project would also dedicate or preserve 4.51 acre of open space park area along the western property boundary. The required discretionary approvals include a General Plan Amendment, Community Plan Amendment (CPA), Vesting Tentative Map (VTM), Planned Development Permit (PDP), Site Development Permit(SDP) for Environmentally Sensitive Land (ESL), and Rezone from IL-2-1, AR-1-1 and AR-1-2 Zones to RT-1-4, R-4-10 and OP-2-1. Approval of the VTM would allow the applicant to subdivide the 22.87 acre site into 56 residential lots. Legal Description: Portion of Lot 63 of Rancho Mission of San Diego, Map No. 248 recorded March 6, 1905 together with Lot 1 Resenberg Subdivision according to Map No. 8254 Recorded February 9, 1976.
