Request by Michael Sharpe for a grading permit to authorize unpermitted ("as built") grading, The as-built grading is proposed to accommodate a future single family residence (approximately 7,151 square feet) and detached garage (approximately 1,342 square feet). Additionally, the unpermitted site work included extension of a 16-foot driveway extending from the existing driveway to the building pad; creation of a new 12-foot driveway extending from Huasna Townsite Road to the building pad; and disposal of spoils material in an previously disturbed area containing ornamental vegetation. In total, approximately 12,000 cubic yards of cut and 12,000 cubic yards of fill occurred over an approximately 6.0 acre portion of a 95 acre parcel. Also to be considered under this environmental document are as-built construction permits for a deck of approximately 2,184 square feet, two pedestrian bridges, and a vehicular bridge, all of which involved site work within the channel of Huasna Creek. The proposed project is within the Agricultural land use category and is located at 6720 though 6730 Huasna Townsite Road (west side), approximately 1,475 feet south of Ciervo Trail Way, approximately 14 miles east of the community of Arroyo Grande. The site is in the Huasna/Lopez planning area.
