Document Description
The proposed project proposes a 2 parcel minor residential subdivision of a legally created 25.9 gross acre parcel. The project site is located at Gopher Canyon Rd and Tarek Terrace in the Bonsall Community Plan area within unincorporated San Diego County. The project is subject to the Regional Land Use Element Policy 1.3, Estate Development Area and General Plan Land Use Designation (18), Multiple Rural Use (4, 8 or 20 acre minimum gross lot size). The minimum lot size per the General Plan is 8 acre gross. The current zoning for the subject property is RR.25, Rural Residential, with a 4 acre net minimum parcel size. Access for both parcels will be obtained from an existing 60' road and utility easment, known as Tarek Terrace. The project will obtain water from Rainbow Municipal Water District and will be served by private septic systems.
