Document Description
The three primary components of the proposed project consist of (1) a northern retail site consisting of approximately 229,200 square feet of retail and restaurant space on approximately 22.7 acres, (2) a central retail site consisting of approximately 178,300 square feet of retail and restaurant space on approximately 20 acres, and (3) a southern retail site consisting of 47,500 square feet of retail and restaurant space on approximately 5.8 acres. These project components would be constructed in three separate phases. Although not currently proposed, some retail uses may be replaced by office uses if the market demands. This change in use is consistent with the current and proposed General Commercial (GC) zoning of the site.
As part of the project, the proposed southern retail site would require a general plan amendment to redesignate the southern retail site from Low Density Residential (LDR) to General Commercial (CG). In addition, the annexation and prezone of three residential parcels (10.9 acres) and a portion of Woodward Avenue (1.7 acres) in the southwestern portion of the site are proposed. No development is proposed at Woodward Avenue and for these three parcels.
