Document Description
The proposed project site, located in Yuba County, is located directly adjacent to the northern Wheatland City Limits and is within the City's Sphere of Influence. The proposed Nichols Ranch project is a development of up to 1,609 dwelling units on two parcels totaling approximately 485.5 acres. The components of the project consist of 1,427 single family residential lots, one (1) high density residential lot, one (1) commercial mixed use lot, seven (7) park and open space lots containing parks and landscape corridors, four (4) well lots, two (2) school lots, and 30 miscellaneous lots. A total of 91 mixed use residential units and 91 high-density residential units are also included in the project. The entitlements for the proposed project include approval of an Annexation Resolution, prezoning of the project site with City Planned Development (PD) zoning, approval of Project5 PD Design Guidelines, approval of a Vesting Large Tentative Subdivision Map, and approval of a Small Lot Vesting Tentative Subdivision Map.
