The project is located on properties currently within the County of Sonoma and the Sphere of Influence of the City of Rohnert Park. The project area is generally located on each side of Hinebaugh Creek, east of the current City limits, south of Keiser Avenue, west of Petaluma Hill Road, and north of Copeland Creek. The property is more precisely known as APN #045-253-007, 009 through 012, 018; 045-262-001 through 004; 045-131-019, 024 through 027. The UD LLC and Vast Oak properties and portions of the CRPUSD property have been continuously farmed since the early 1900s, while the Abu-Halawa property has structures on it (designated for low-density residential use). The history of the Gee property is unknown, and no structures currently exist on that property; additionally it is not currently farmed. The City of Rohnert Park Community Garden exists on a portion of the CRPUSD property. Agricultural fields occur within much of the Vast Oak and UD LLC portions of the study area. The most recent General Plan has designated the project area for a variety of land uses, including Mixed Use, Rural Estate Residential, High Density Residential, Medium Density Residential, Low Density Residential, Parks, Open Space-Agriculture and Resource Management, and Open Space-Environmental Conservation.
Document Description
The project is the University District Specific Plan and Annexation, a 297 acre site that is contiguous to the City's easterly boundaries, north of Sonoma State University (SSU), and within the City's LAFCO-approved Sphere of Influence. The project is proposed to include 25 estate residential units, 318 low density residential units, 537 medium density residential units, 630 high density residential units, 100 mixed-use units, up to 250,000 square feet of commercial uses, and a 100-room hotel. The project will also include the annexation of the properties to the City of Rohnert Park.
