Properties along Oak Hill Dr., within the project area have a General Plan Land Use designation of Suburban (S), characterized by single-family homes and are within Tier 1-Midway. The zoning designation for surrounding properties along the north side of Oak Hill and the majority of the properties along the south side of the street is R-1-10 (single family residential 10,000 square foot minimum lot size). Four properties along the south side of Oak Hill Drive, east of Momar Drive, are zoned RE-20 (residential estate, 20,000 square foot minimum lot size). The purpose of Single-family residential zone is to provide for single-family dwellings and related accessory uses. The Residential zone is to provide for single-family dwellings in a rural setting.
Document Description
The project involves widening the existing 33 foot wide street to full residential street standards (36 feet wide within a 56 foot right-of-way), including construction of sidewalks on the south side, ac walk and berm on the north side, retaining walls (ranging in height from 2'to 8'), replacement driveways and landscaping. The project includes right-of-way acquisition from an estimated 11 along the south side of the street (13,000 S.F. total) and easement permissions from approximately 5 properties (9,100 S.F. total) along the south side of the street frontage. The project will not change the alignment or increase the number of through traffic lanes.
