Present Land Use
Rural Residential single-family dwellings to the west and east, undeveloped rangeland to the south, and agricultural uses with scattered single-family dwellings to the north. The Stanislaus River lives to the south separated from the project site by a 8.19 acre parcel.
Document Description
Request to change the zoning from A-2-5 and R-A zoning districts to a PD (Planned Development) zone and to create eight parcels ranging from 3.14 to 3.59 acres in size. An exception is being requested to allow access via a private road designed as a gated cul-de-sac in excess of the County's maximum 500-feet in length standard. The project includes payment of $1,000.00 per parcel in lieu of a park fee so as to comply with General Plan policies. Residential development resulting from the project will be served by private on-site water wells and aerobic septic/leach fields systems. The initial study assesses approval of the proposed Tentative Map with either the requested gated private road or with a public road.
