Document Description
(a) A Lot Line Adjustment between two parcels to create a parcel of 302.32 acres for agricultural use as a Tomato Processing Facility and a parcel of 3.61 acres for a related electrical substation served by Pacific Gas and Electric Company (PG&E) transmission lines; a Limited Design Variation to allow non-radial and non-right angle lot lines. (b) A Zone Variance to allow a 3.61 acre parcel where the minimum parcel size is 20 acres in the A (Exclusive Agricultural) District. Tomato Processing facility is a permitted use as an agricultural industry. It is subject to development standards and a plot plan review under the Kern County Zoning Oridinance. The construction and operation of the Tomato Processing facility, includes a related office building, 160 parking spaces with 6 handicapped spaces for Phase I caretaker mobile home, truck staging area, scale house, bin and drum storage area, railroad loading dock, and drainage sumps on 55 acres; Access is from State Highway 58 (McKittrick Highway), across the Buttonwillow Branch of the Union Pacific Railroad (operated by San Joaquin Valley Railroad) along an existing unimproved farm road.
