1. Use Permit 99CUP-015 to allow construction of a 1,700+ sq. ft. mortuary in conjunction with a cemetary. The mortuary will be used for funeral services for members of the Word of Life Fellowship and members of their families. The mortuary is proposed to be constructed on a 121.1+ acre site which is split-zoned C-S (Special Commercial) - 1.4+ acres, RE-1:MX (Residential Estate, one acre minimum: Mobilehome Exclusion Combining) - 6.1+ acres, RE-MX (Residential Estate, two acre minimum:Mobilehome Exclusion Combining) - 82.4+ acres and RE-5 MX (Residential Estate, five acre minimum: Mobilehome Exclusion Combining) - 31.9+ acres, under Title 17 of the Tuolumne County Ordinance Code. The mortuary is proposed to be constructed in the southern portion of the site, which is zoned RE-:MX. 2. Ordinance for Zone Change 99RZ-036 to rezone 8.1+ acres of the 121.1+ acre site from RE-2:MX and RE-5:MX to O (Open Space) under Title 17 of the Tuolumne County Ordinance Code. 3. Construction of a private water system to provide fire flow for the mortuary and irrigation water for an existing orchard and proposed cemetary on the site. The water system will include a 212,000+ gallon water storage to be located at 4,860 feet in elevation, approx. 5,000 feet of eight-inch diameter water line to provide water to the mortuary and will be connected to three of the six wells existing on the project site.
