Extension of Building Envelope
The project is proposed on an existing 1-acre (43,324 square foot) lot in the Residential Single-Family zoning district (RSF-Y). The project would extend the designated building envelope to allow the construction of a second home across a minor jurisdictional drainage on a site with a natural grade not exceeding 20%. This second residence is in addition to a proposed 2,420- square-foot two-story residence with an attached garage (Approx. 600 square feet). This residence is located in the recorded building envelope for the parcel, but the second residence is outside this area, therefore requiring this discretionary action. The proposed additional residence is located near a minor jurisdictional waterway. The project will include installation of a 24" culvert crossing and utility trench across an unnamed ephemeral drainage that bisects the property. The project will require utility and vehicular connection via a private driveway from West Front Road for the residences. Grading is expected to be minor. Several oak and pine trees existing on the site are intended to remain.
