The following entitlements are requested: 1. A Tentative Parcel Map to divide one 7.87-acre, gross, parcel in the Agricultural Residential 2-acre (AR-2) zone into three parcels. The resultant parcels will consists of 2.38-, 3.17- and 2.31-acres (gross respectively (Plate IS-1). 2. A Design Review to determine substantial compliance with the Sacramento County Countywide Design Guidelines (Design Guidelines). In addition, the Sacramento County Department of Transportation (DOT) is requiring the applicant to dedicate right-of-way along the subject property’s 16th Street frontage to accommodate a standard 74-foot arterial and 20-foot public utilities and public facilities easement. DOT is also requiring the applicant install Class “D” public street improvements on 16th Street. The physical improvements required by DOT for the project frontage include but are not limited to, 18 feet of pavement (on west half of road), a roadside drainage ditch, 6-foot separated sidewalk, and safety streetlight pursuant to the Sacramento County Improvement Standards.
