- The applicant for the proposed Project is requesting approval from the County of Riverside to construct an approximately 99,770 SF light industrial or warehouse building, truck trailer parking lot, ornamental landscaping, and associated infrastructure on a 9.13 net acre site. The project site will include 17 loading dock doors, 118 trailer parking spaces and a total of 73 parking spaces. The proposed Project site is located within the western portion of the County of Riverside, west of the City of Perris. The site is comprised of two parcels identified by Riverside County Assessor’s Parcel Numbers 317-130-034 and -035. The Project site is currently vacant, but disturbed, with multiple ornamental trees along the Project site’s property lines. The Project site has a General Plan Land Use designation of Light Industrial (LI) and zoning designation of Manufacturing-Service Commercial (M-SC). The proposed building would result in a FAR of 0.25, which is consistent with the allowable maximum FAR of 0.60 for the Light Industrial land use designation.
