Description

he proposed project consists of the Village Focused Alternative. The proposed project would re-designate the land use designations within four of seven subareas of the Alpine Community Plan Area (CPA). Under the proposed project, no land use changes are proposed outside of the seven subareas. The proposed land use designations would concentrate residential development adjacent to transit routes, community services, retail options and employment opportunities in order to reduce the total vehicle miles travelled (VMT). To accomplish this goal, land use designation changes would concentrate higher density uses closer to the Village, allow mixed use in the Village Core, and provide neighborhood commercial opportunities near established residential communities and freeway access. The proposed land use changes would result in changes in density and the number of potential dwelling units that could be developed at buildout of the Community Plan. The proposed project itself does not propose any specific development project that would result in physical impacts on the environment.
