- Description
- The proposed project involves the demolition of existing structures (1 duplex, 1 single-family residence) the removal of a small number of on-site trees and minor areas of vegetation, and the construction of 20 for sale, three-story town-homes of about 35 feet in height with two car garages. The 1.12-acre project site would be subdivided into 4 building lots and 4 common lots with a total building area of 54,274 sq. ft. and a residential density of 19.7 units per acre. The four buildings would have a generally uniform elevation design oriented to the exterior sides and street-facing facades. The project includes 4,972 sq. ft. of common open space, including two central park areas, walkways and stormwater bio retention treatment areas, and 11,360 sq. ft. of private open space, including private yard space, porches and balconies. The project would involve the planting of approx. 24 trees on-site including two large street trees bordering Baker Road. Motor vehicles would access the site via a driveway rom Baker Road on the eastern side of the property. The driveway would extend to its western terminus and dead end in a hammerhead placed near the western property line that borders Rutledge Road, a private street to which the site does not have access. Twenty guest parking spaces would include 12 spaces as coverage garage aprons, 2 open spaces, 1 parking space accessible to disabled persons, and up to six parallel parking spaces on Baker Road. Sewage service would be provided by Castro Valley Sanitary Ditrict and water service would be provided by the East Bay Municipal utility District. Contaminated soil from prior agricultural and commercial activities would be exported and clean fill would be brought to the site.
