Note: Extended Per Lead The project would develop 39 single-family detached homes and related on- and off-site improvements on approx 31 acres of the 154 acre site within the Happy Valley SP area. Approx 80 acres of the remaining 124 acres is proposed to remain as permanent agricultural open space and would be designated/zoned ag and grazing. The project includes amendments to the HVSP and GP, among other project approvals, to change the residential density of the Spotorno Flat Area to accommodate clustered development, and eliminate the Bypass Rd from the circulation network included in the HVSP. A refinement to the mapped UGB is also proposed, consistent with voter-approved Measure FF.
