- <01-16> Highway 46 Warehouse Project by Highway 58, LLC
- Note: Response to Comments The project includes a report for land use entitlements necessary to facilitate the future construction and operation of a warehouse distribution facility at the project site. Implementation of the project as proposed would require: a) an Amendment to the Lost Hills Specific Plan of approximately 112 acres from the existing Agricultural land use designation to an Industrial designation; b) a change in approximately 112 acres form the existing Kern County Zone Classification A (Exclusive Agriculture) to M-1 (Light Industrial) with a PD (Precise Development Plan Combining) District; and C) processing of a Precise Development Plan for the approximately 112 acre site. The proposed project would encompass approximately 112 acres of land owned by the project proponent. Water for the project is proposed to be provided by the Lost Hills Water Storage District. The entire site would eventually be developed with two logistics facility buildings, including office space and associated parking areas, driveways, detention ponds, and landscaping, resulting in the disturbance of all 112 acers. The warehouse distribution center is expected to be developed in the future by a different property owner that eventually purchases the property from the project proponent.
