- Wagner Residence Access Road Grading Permit #ENG15-00007 & Road and Street Standards Exception
- The proposed project improvements under the Grading Permit (ENG15-00007) include the construction of a paved access road from Calistoga Ranch to a new approximately 1,004 sf single family residence (Building Permit application #815-00961) with an intersection for an existing branch crossing Biter Creek. The project includes approximately 48,500 sf of new impervious surface area, approximately 6,300 cy of cut, and approximately 300 cy of fill. There would be no transport off site of spoils. The project involves improving an existing road to meet County Road and Street Standards, mainly located on an approximately 311 acre parcel (APN 018-060-065). Approximately 148 trees covering approximately 2.58-acres are proposed for removal with the preservation of approximately 5.16 acres as part of a deed restricted Oak Woodland retention area. The project also includes a request for an exception to the Napa County Road and Street Standards (RSS). The request proposes an exception to the State Responsibility Fire Safe Regulations to permit a maximum slope of 20 percent because of unique features of the natural environment which includes, but no limited to natural watercourses, steep slopes, geological features, heritage oak trees or other trees at least 6" dbh. This segment is identified as the hill climb portion of Alignment 2 on the project plans.
