- Description
- The City of Rancho Mirage is proposing to annex approx. 320 acres of land (the "Annexation Area") located within the reservation of the Agua Caliente Band of Cahuilla Indians (the "Tribe") and the City's Sphere of Influence. The Annexation Area has already been approved by the Tribe for development of an age-restricted (55+) residential community of up to 1,200 residential dwelling units (the "Active Adult Project") as part of the Tribe's Section 24 Specific Plan. The Tribe prepared and approved the Section 24 Specific Plan. The Tribe prepared and approved the Section 24 Specific Plan to guide the development of 576 acres of Tribal Reservation land bounded by Ramon Road on the north, Bob Hope Drive on the east, Dinah Shore Drive on the south, and Los Alamos Road on the west. The property the City is proposing to annex consists of only the Active Adult Project located on the 320 acre portion of Section 24, adjacent to Dinah Shore Drive and Los Alamos Road, and defined as Planning Area 8 in the Section 24 Specific Plan. The various discretionary actions associated with this proposed annexation include the consideration and requested approval of the following: (1) First Amended and Restated Agreement for Section 24 Entitlement Processing; (2) Pre-Annexation and Development Agreement; (3) Tribe-Approved Section 24 Specific Plan; (4) Tribe-approved Tentative Tract Map; (5) applicable General Plan Text and Map Amendments; (6) applicable Title 17 Zoning Text and Map Amendments; (7) Preliminary Development Plan; (8) Sign Program; and (9) other development approvals consistent with the above, along with various ministerial plans and permits which include but are not limited to related grading plans and permits.
