San Joaquin Apartments and Precinct Improvements
Description
The 36,320 gsf dining commons is proposed to be a freestanding building sited within the San Joaquin/Santa Catalina student apartment complex. It is proposed to replace the existing, outdated "Portola Commons" (19,754 asf) located on the ground floor of the podium structure between the existing north and south Santa Catalina towers. At completion of the project, Portola Commons will be shuttered and space reuse plans will be developed for future renovation to include student support facilities. Environmental impacts of any space reuse would be evaluated at the time any such project is proposed. The proposed project includes the new dining commons (indoor seating for 600, and outdoor seating for 150), nine service and accessible parking spaces, approximately 760 bicycle parking spaces, outdoor sport courts, site utilities and landscaping. Back-of-house activities would be clustered in a central core with vertical access to a loading dock and service functions on the lower level. The dining commons was included within the estimated project budget the Regents approved at their March 2013 meeting. Due to concerns about possible cost overruns, the project budget, external financing, and design approval at the January 2014 meeting excluded the dining commons, however the EIR for the entire project evaluated the dining commons (SCH # 2013051009). The July 2014 Regents actions is to approve the financing and design of the dining commons portion of the project.
