- The specific plan guides development of up to 445,000 sf of commercial use, 220 high-density dwelling units, and usable recreation and open space of up to about two acres. The specific plan includes land use guidance, development standards, design guidelines, a circulation plan, a public facilities and services plan, and a plan for development implementation. The location of uses and conditions under which development would proceed is intended to be flexible. A mix of commercial and residential uses is proposed to reduce vehicle trips, air emissions, and greenhouse gases. Development is anticipated to occur over a 20 year or more time horizon as future local and regional demand for additional commercial uses grows.
