- Description
- The Project involves amendments to the Gilroy General Plan and Zoning Ordinance, which are necessary, in order to implement the City of Gilroy 2007-2014 Housing Element. The Housing Element sets forth the City's Goals, Objectives, and Policies concerning their share of the regional housing need. It also included a Housing Policy Program that identified the "Actions" necessary, in order to achieve the specified goals and objectives. Some of these Actions, which constitute the proposed Project, include increasing vacant or redevelopable acreage that would be available for higher density residential development by 53 acres. The Project considers 15 candidate properties that amount to approximately 43 acres. The Project assumes removal of the existing commercial land uses (approximately 50,445 sf) and a residential development potential of as many as 851 dwelling units on the 15 candidate properties, or as many as 848 dwelling units over existing conditions. It is noted, although 15 candidate properties are being considered for redesignation/rezoning, it is possible that the City will select fewer properties and redesignate/rezone as few as 27 acres of land, the minimum required for the Housing Element to be in compliance with State law. In addition, the Project includes the assignment of a minimum density of 20 dwelling units per acre for the R-4 High Density Residential Zoning District and Downtown Gilroy Specific Plan Cannery, Expansion, and Historic Districts.
